Development

C&C Development partners with Cities, Counties, and Community Organizations to create affordable housing through the development, acquisition, and redevelopment of affordable housing projects for moderate, low, to very low income residents. We create communities that strengthen and revitalize neighborhoods. We develop housing that provides clean, secure, and livable environments, bringing vision, experience, and commitment to every development. Our communities provide residents with pride, dignity, the opportunity for upward mobility, and a place where they can live, call home and thrive.

Entitlement

C&C works closely with City staff to ensure that the needs and vision of the City are met and maintained throughout the entitlement process. C&C looks at every project and development of each of its affordable communities as a partnership with the City.

Based upon the complexity of a development and the extent of support from the local community C&C will meet with adjoining property owners, neighbors and community stakeholders on a one-to-one basis and in groups to identify potential concerns with the proposed development and to incorporate appropriate solutions into the final design.

Financing

C&C Development’s extensive experience in structuring complex project financing enables it to use a variety of funding sources, including: Low-Income Housing Tax Credits, Tax Increment, Tax-Exempt Bonds, HOME, CDBG, HUD, and conventional financing. C&C’s creativity in applying a multitude of funding sources to individual projects allows it to successfully develop affordable communities.

Partnerships

In order to achieve our goals and further the success of our affordable projects, C&C Development partners with a non-profit 501(c)(3) housing provider. Working in conjunction with the non-profit partner allows C&C to develop and finance healthy, safe, and attractive communities for our residents.

Additional partnerships are formed with local community organizations to provide meals, social activities, educational classes, children’s after-school learning centers, senior programs, and computer labs. These services help to enhance the lives of, not only our tenants, but the communities and neighborhoods they live in.
