Greening of Pacific Court

The Pacific Court Apartments were originally constructed in 1964 and are comprised of 48 two-bedroom units. As a component of its extensive rehabilitation in 2009, C&C includes a number of green building materials and practices in order to provide an environmentally conscious and healthy community for its residents.

The following green building materials and practices were included in the rehabilitation of the Pacific Court Apartments.

  • The installation of new R-30 insulation throughout all attic spaces.
  • Use of fluorescent light fixtures for at least 75% of light fixtures.
  • Use of water-saving fixtures or flow restrictors in the kitchen and bathrooms.
  • Use of low-VOC interior paint.
  • Use of bathroom fans in all bathrooms that exhaust to the outdoors and are equipped with a humidistat sensor or timer.
  • Use of CRI Green-label, low-VOC carpeting and pad and low-VOC adhesives 25 g/l or less.
  • Use of material for all cabinets, countertops and shelving that is free of added formaldehyde.
  • Installation of energy star labeled refrigerators.
  • Installation of high performance dual pane windows with a U-Factor of .35 or less and a Solar Heat Gain Coefficient of .32 or less (Low-E Glass).
  • Photocells to turn exterior lights on and off.
  • Drought tolerant landscape and landscape design that minimizes water usage.
  • Photovoltaic Solar System for common area electricity.

These efforts will result in a property that is more energy efficient and environmentally sensitive.
